We call back the same business day. We don't sell or share your information with anyone you haven't asked to meet.

What counts

What we mean by a qualified walkthrough.

We only book a walkthrough when the building meets one of these four conditions. If it doesn't, we don't book it.

1

No current provider

They don't have a cleaning contract in place and they're actively looking to hire one.

2

Unhappy with who they have

They have a provider but the service isn't working and they're open to replacing it.

3

Contract coming up

Their agreement is up for renewal and they're actively collecting quotes.

4

Cleaning it in-house

They're handling it themselves and struggling to keep the position staffed. Often the warmest of the four.

If a building doesn't meet one of those four, we don't book it. That's the difference between a walkthrough and a name on a list.

How it works

Three steps. You only handle the last one.

Your crews are working and your phone is ringing. Prospecting is the thing that always slips. That's the part we take.

1

We learn your business

A short onboarding call: your service area, the building types you want, the size you're set up to handle, and how you price. Every appointment we book fits what you can actually win.

2

We book the walkthrough

We research buildings, make the calls, and qualify against the three conditions. When someone clears, we get a confirmed date and time straight onto your calendar.

3

You show up and quote

Before you go we hand over what we know: who they use now, when the contract is up, what they're unhappy about, and why they agreed to meet.

Who we reach

The person who actually decides.

We don't book a walkthrough with someone who has to go ask permission.

Decision makers

  • Facility managers
  • Property managers
  • Operations directors
  • Owners with signing authority

Building types

  • Commercial office
  • Medical and healthcare
  • Retail
  • Industrial and warehouse
  • Schools, churches, and anything else you service

If you clean it, we can find it. Tell us what you want and we'll target it.

Questions

The things people ask us.

What does it cost?

You pay per qualified walkthrough. No retainer, no setup fee, no long-term contract.

Pricing is based on the size of the building. A small office is a different job from a 50,000 square foot medical facility, and one flat rate across both wouldn't be fair to either of us. We set the tier before we send you anything, so you know what an appointment costs before it lands on your calendar.

We'll give you exact numbers on a short call once we know your service area and the building types you want.

Do I have to sign anything?

No. There's no long-term commitment. You pay per appointment, so you can stop whenever you want.

Are the appointments exclusive to me?

Every appointment we book belongs to one cleaning company and is never resold. A building comparing quotes may meet more than one of our partners, and if that's the case we tell you up front how many. What we never do is hand your name to a list of contractors and let you race each other to the phone.

What happens if a walkthrough doesn't lead anywhere?

We track every outcome and adjust our targeting based on what you tell us. Since you're only paying for qualified appointments, there's no sunk cost if one particular meeting doesn't convert.

How do you qualify a building before you send it?

We confirm the contact and address, the building type and size, what they need cleaned and how often, that they're actually in one of the three buying situations, and that the person we booked can make the call. Then we confirm the time.

What if I already work with someone on lead generation?

Not a problem. Since you're only paying for appointments we actually deliver, there's nothing to untangle. Run us alongside whatever you're already doing.

What areas do you service?

We're based in Charlotte, but we're not limited to it. We book walkthroughs anywhere we can reach the right decision makers, and we work off the zip codes and building types you give us. If you cover multiple markets, we can too. Tell us where you want contracts and we'll tell you honestly whether we can produce there.

Privacy

How we handle your information.

When you fill out the form on this site or give us your details on a call, we collect your name, company, phone number, email, service area, and whatever you tell us about your business.

We use it for one thing: to contact you about working together. We do not sell it, rent it, or share it with third parties for their own marketing.

If you become a client, we share the details of a booked walkthrough with you and with the building you're meeting, because that's the point of the introduction. Nothing beyond that.

You can ask us to delete your information at any time. Email or call and we'll do it.

About us

Two people who got tired of watching both sides waste time.

Custodia Group is small on purpose. When you call, you get one of us, not a queue.

David Broome

David Broome

Co-founder

David has spent his whole career in sales, starting right out of high school and working his way through tech, aviation staffing, and fintech before starting Custodia Group.

He is the one on the phone. If you get a call from us, it is almost always him, and he would rather tell you straight that we are not a fit than waste your afternoon.

Grant Salois

Co-founder · Engineer

Grant is a licensed engineer and works as a project coordinator. He handles everything behind the scenes: how we find buildings, how we track what we book, and how we make sure nothing falls through.

His rule is that every appointment should be checkable. If we tell you what a month produced, you should be able to look at the record yourself.

Why we started this

Nobody was in the middle.

Cleaning companies spend their days cold calling buildings hoping someone's contract is up. The people who run those buildings get those calls and delete the voicemails. Both sides want the same thing and neither has a good way to find it.

We talk to both sides

We are not a directory and we are not selling your information to whoever pays the most. We know the cleaning companies we introduce because we have spoken to them.

We say no

If we do not have a good fit for your building, we will tell you. Sending someone who is not right costs everybody more than an honest no.

We stay small

We vet every cleaning company before we introduce one, and we cap how many quote a single building. Fewer partners, better matches, and nobody gets thrown into a bidding pile.

Otis
And one more

Meet Otis.

Otis is the guy on our logo. He is the one who knows the building, holds the keys, and shows up after everyone else has gone home. He is not real, but the standard he stands for is.
